Advantage of BMS coordination with other building systems
A smart building is a building that incorporates a dynamic and cost-effective by integrating four basic elements: systems, structure, services, management and the connection between them. In other words, a smart building is a building that all its internal components interact with each other through integrated and environmentally friendly logic.
On the other hand, energy management (EMS) can reduce costs and prices by about 10 to 30%. The global market for smart homes and buildings, falls into 4 categories: product markets, end-user markets, technology and application markets.
The system for building management is consist of two parts: software and hardware. Hardware is usually implemented specifically by microcontrollers and software may be written specially for system. In some systems use control and monitoring software to control and monitor the performance of various components. The connection between hardware and software will be implemented by one of these protocols: Device Net, SOAP, XML, BACnet, Lon Works < MODBUS, USP, LAN, RS-232, …
The main components of this system include: 1- central controller, 2-local controller, 3- internet controller, 4- sensors.
Coordinating BMS with other equipment in large buildings, have many advantage and can combine compilation of different parts of automation(lighting, cooling and heating, crisp control, fire alarm, elevator, etc. ) so that it becomes comfortable the ability of exchange information between them.
The examples of the application of building management system coordination with other systems into building
This system can be used in buildings, offices, workshops, warehouses, shops and commercial and economic places and wherever there were humans. To better express of building management systems or BMS, in this section we have examined several processes in smart buildings.
Fire and gas leaks
Peace is the most important thing for every person, fire and gas leaks always threaten this peace. The systems of building management can detect gas leaks and fires by using of gas detector and fire detector modules and performed user-programmed complementary actions.
Power outages, directing of elevators to a safe floor, closing the gas valve, sounding the siren, making telephone calls, etc. are some of the additional measures that can be taken by building management system.
Security and monitoring
In building management systems , there are various security solutions available to users : use of CCTV cameras or detection sensors motion of video recording if there is any movement in camera surveillance area , activate the siren or inform the person or police department in case of intruder, view images of various cameras remotely and via the internet. Receive reports of all activates that performed during the day (opening and closing the doors, the number of entrances and exits ) via email or Sms , the ability to turn on and off all electrical appliances , increase or decrease the temperature , humidity and ambient light by phone or send SMS.
BMS control in elevator
One of the most important features that is in elevator intelligent system , is the BAS system, which can actually be used to monitor the elevator and this system transmits all of defined information and items to system manager (central operator) and operator’s employee can easily control and direct the relevant elevator and monitor the operation of elevator movement in every moment.
For connection of smart systems with elevator in large office- commercial buildings, the BMS system can provide for the right of passenger’s access to feature floors or control the movement of elevator car floor to floor, or even allow passengers to enter a specific elevator at a specific moment and in general, provide control and monitor the operation of elevator precisely.
Elevator connection to fire alarm system
The controller of modern elevators is connected to fire system and can be declared in level on a point in a safe building. Also, with this connection, before covering the sprinklers, elevator well protector and possibility of danger electric shock to elevator and other hazards due to improper brake system operation, the elevator power is cut off automatically.
The sensor of safety alarm that related to elevator, should be installed in elevator engine room, elevator shaft, corridor and entrance to elevator engine room and front corridor on elevator floors.
Therefore, the controller of each elevator in a group needs at least one signal from building fire alarm system to be informed the activation of safety sensors in each of elevators that group to lock the elevator door on unauthorized floors and move the elevators of that group to Predetermined floor for use of firefighters.
Connection of air conditioning system with BMS
Smoke control can help put out fires and rescue .reducing of smoke helps identify the source of fire and thus leads to effective action by firefighters. it also helps to find and save people by leaving hot air out, you can be sure that sparks will not cause re-ignition.
By coordinating the building ventilation and air conditioning systems with BMS system, in event of an accident, actions can be defined in system that lead to rapid evacuation of smoke and cooling of fire area to prevent losses.
